What is the Community Give Back Initiative and how does it work?

This involves Secker Real Estate donating the 3rd months management fee, for all new 12 Month Property Management contracts, to a local sporting club or community organisation/volunteer group. The new program will allow the landlord to help a charity or sporting organisation of their choice. Instead of using conventional and at times very expensive forms of advertising, that often end up in your letter box only to be put straight in the rubbish bin, we decided to try a fresh new approach.
Because we are a family business with family values . You and your committee will be dealing directly with the business owners, for any further queries or suggestions, please feel free to contact us. In short we can respond in a very quick and timely manner to any concerns or issues you have.

Where is your office?

We pride ourselves on being a very mobile and personnel business. One of our qualified and experienced property managers, will come to you to discuss your property interests. Our current clients find this very comforting and refreshing, in todays busy to hectic lifestyle. The majority of our book work is computerised using the latest software and devices. Although no office is completely paper free, we are doing our best to minimise paper work and our environmental foot print. By doing this, combined with our Community Give Back Initiative, and outlandish advertising we can channel much needed resources back to those who can build a stronger, welcoming community to live in.

Who pays for water?

If a property has an individual meter the landlord may, by agreement, pass on any part or the whole of the charges for the supply and use of water to the tenant (including the supply charge).In recent years we have suggested to our owners that the tenant pays for all water usage charges. Water meter readings are taken at the start and end of the tenancy to ensure that the tenant is only charged for water used during the period of the tenancy. Sewage charges and the River Murray Levy are always the responsibility of the landlord. Landlords who pay the SA Water account themselves are asked to forward copies of both sides of the account to their Property Manager so any additional water charges can be billed to the tenant

What are my other responsibilities and obligations 
as a landlord?


  • Provide the premises in a clean and reasonable condition. 
  • Maintain and repair the premises with regard to their age, character and prospective life expectancy. 
  • Allow the tenant peace, comfort and privacy. 
  • Pay council rates and Land Tax charges. 
  • Provide and maintain locks to ensure that the premises are reasonably secure.
